A landlord cannot force a tenant to pay for a professional cleaning service when they are moving out, but it is expected that the tenant will leave the property in the exact same level of cleanliness as they found it when they first moved in.

If a property was not left sufficiently clean once the tenant has moved out, then the landlord is within their rights to pay for a cleaning service using funds from your deposit.

As a general rule, the tenant needs to return the property at the end of the tenancy with the property being clean to the same standard as it was when they first moved in.

It is important to have clear information about the standard of cleaning at the beginning of the tenancy. 

Tenants can do all of their own end of tenancy cleaning. The landlord cannot force tenants to use a particular cleaning company or use any cleaning service at all.

It is simply asked that the tenants leave the property at the same level of hygiene as when they first moved in.

Upholstery cleaning is the cleaning process used for the fabric that upholsters your furniture. In most cases, upholstery cannot simply be removed from the furniture, which means that specialist equipment and techniques need to be used.

Upholstery will be inspected to look for damage. Once this has been completed, the upholstery will be vacuumed, conditioned, rinsed, and vacuum dried.

Carpet cleaning can lift out old stains that can be very difficult to get out, even through the use of various cleaning products. Carpet cleaning can also be used for removing deeply embedded pet hair that can be tricky to vacuum out. In some cases, carpet cleaning can additionally be used to remove indentations from the furniture.

Hot water extraction is the most common form of carpet cleaning. It involves vacuuming all the dry elements out of the carpet and then applying treatment and stain removal to the fabric before a hot water extraction is performed.

There are factors which can be used to determine how often you need to clean your upholstery.

If the upholstery is in a frequently used area of the house, then it is more likely to be used more, so cleaning will be more necessary.

You need to clean your gutters in order to ensure that the outside drainage system of your home is working as designed.

If your gutters become blocked, then rainwater can start to overflow, run down the walls of your property, and cause damage such as mould and dampness.

You should clean your gutters a minimum of twice per year. Once in autumn and once in spring.

Although if you live in an area with particularly bad weather, then this process should be performed more often, as there may be more debris in your gutters than normal.

When combined with a bleach solution, pressure washing can easily remove mould from outdoor surfaces such as roofs, sidings, and concrete.
